"Hortus Conclusus"  -  Projektbeschreibung:

"Revisiting the Berliner Block" – project description:

"The project in Kreuzberg reimagines a way of affordable living in a typology of a Berliner Block. The site of Cuvrybrache is marked by long history of changing ownership and political tensions. For many people, the site symbolizes a struggle against Berlin’s rapid gentrification and rising prices of housing. In the face of  the housing crisis in Germany’s capital, the project aims to provide a density of flats. At the same time, the proposal refuses to deprive the local inhabitants from the access to Cuvrybrache and the Spree - the ground floor belongs to the Kiez.

The concept references the past, taking the housing block as a successful compromise between high density and luxury (such as light, air, access to greenery). This dense proposal offers approx. 18,000m2 of living space (max. 280 flats) and 3,000m2 of multifunctional spaces in the ground floor.

The  system of housing is elevated on columns to allow a clearance of 7 and 13 meters in the ground floor for a variety of uses and activities. This porous public ground is planned as a series of functions which are woven into a courtyard system. Each courtyard has its own unique identity which respond to the specificity of the site and the characteristic of the strong and present spatial elements: the Spree, empty firewall, lively street.

The flats are placed in an efficient structural grid built-up of prefabricated concrete-elements which allow big spans and freedom of planning. Within the flats, the goal was to provide a structural framework, able to host a vast range of living scenarios. The zones (living areas, sleeping intimate areas , serving bands) are pre-suggested in the section and plan. At the same time the inner partitions are left to the choice of future tenants. This freedom of planning is to be developed under a certain set of rules and negotiations between future cooperatives of tenants (baugruppe).”
